Custom Home Building With Setter Construction
At Setter Construction, we build custom homes for people who see their property as more than a place to live. It is a place to put down roots, create the life you envision, spend more time outdoors, and build a future with room to grow.
From your first look at the land through final handover, we guide each decision with care and intention. We consider how the home sits on the property, how it performs through the seasons, and how it will support the life you are building now, and for generations to come.
Stage 1: Vision & Pre-Construction Planning
We begin by understanding how you want to live, what your property makes possible, and which decisions will have the greatest long-term impact. Together, we clarify priorities around layout, performance, budget, materials, and site conditions.
Before the first piece of equipment arrives, your home has a clear direction, a carefully considered scope, and a defined path forward.
Stage 2: Site Evaluation & Home Placement
Before final design decisions are made, we evaluate the opportunities and constraints of your site. Slope, views, solar orientation, access, drainage, privacy, and the natural approach to the home all influence how it should be positioned and built.
This early work helps ensure the home feels settled into its setting, performs well in every season, and makes the most of the property you chose in Southwest Virginia.
Stage 3: Design, Engineering & Permitting
With the vision and site understood, we bring the essential pieces together: plans, engineering, selections, pricing, permitting, and construction details. This is where inspiration becomes a buildable, carefully coordinated plan.
We take time to resolve important decisions before momentum builds on site, giving the project a stronger foundation and giving you a clear understanding of the road ahead.
Stage 4: Site Work, Foundation & Framing
Site preparation, foundation work, framing, roofing, windows, and exterior doors transform the plan into a protected structure. What was once a vision becomes something you can walk through, experience, and begin to recognize as home.
Behind the visible progress is careful coordination: a sound foundation, a precise frame, and a weather-protected structure prepared for the work to follow.
Stage 5: Mechanical Systems & Performance
Once the structure is in place, the systems that support daily life are carefully installed and coordinated: HVAC, plumbing, electrical, and other performance-driven details. These are the elements that make a home feel effortless, dependable, and comfortable over time.
Each system is reviewed and inspected before walls are closed, protecting the quality of the work that will live behind the finishes.
Stage 6: Interior Finishes & Craftsmanship
With drywall complete, the character of the home begins to emerge through cabinetry, millwork, flooring, tile, doors, hardware, fixtures, and carefully selected finishes. Every layer brings warmth, texture, and individuality to the spaces where life will unfold.
This phase is not simply about completing rooms. It is about carrying the original vision through every detail, so the finished home feels cohesive, considered, and distinctly yours.
Stage 7: Final Details & Handover
Before handover, we complete final inspections, address the finishing details, prepare the site, and walk the home with you room by room. This is a deliberate review of the work, ensuring the home is ready to be experienced as it was intended.
